Why Are Some Quotes So Much Lower Than Others?
Every year, we receive inquiries from customers comparing our quotations with offers from other suppliers.
Sometimes the price difference is reasonable.
Sometimes it’s astonishing.
We’ve seen flat pack container houses quoted at prices that barely cover material costs. We’ve seen expandable houses priced thousands of dollars below the market average. In some cases, customers even send us the competitor’s quotation or proforma invoice and ask a simple question:
“Can you match this price?”
The answer is usually yes.
In most cases, we could lower our price to a similar level.
The real question is:
What would we need to remove from the building to get there?
Because container houses are not magic.
Every dollar saved usually comes from somewhere.
In our experience, extremely low prices typically come from three areas:
- Lower-grade materials
- Lower specifications
- Cost-cutting in places the customer may never inspect
Let’s look at each one.
1. Lower-Grade Materials
A modular building is not a single product.
It’s a system made up of dozens of materials:
- Steel
- Insulation
- Flooring
- Doors
- Windows
- Electrical components
- Paint systems
- Hardware
Every one of these industries has entry-level products, mid-range products, and premium products.
Take insulation as an example.
Two suppliers may both advertise “PU insulation”, yet the density, application method, thickness, and performance can vary significantly.
The same applies to steel, flooring, glass, and coatings.
If every material is selected from the lowest-cost option available, the final building price can be reduced dramatically.
The problem is that long-term performance usually follows the same direction.
2. Lower Specifications
This is slightly different from using lower-grade materials.
Sometimes the material category remains the same, but the specification changes.
Let’s use windows as an example.
Customers are often offered several choices:
- PVC windows
- Aluminum windows
- Thermal break aluminum windows
Each step increases both performance and cost.
But even within thermal break aluminum windows, there are major differences.
Frame thickness.
Hardware quality.
Glass configuration.
Seal design.
Waterproof performance.
Two suppliers may both claim to offer thermal break aluminum windows, yet the actual performance can be completely different.
This happens throughout the entire building.
The specification sheet may look similar, while the finished product performs very differently.
A professional supplier should be able to explain where lower specifications are acceptable and where they are not.
Not every upgrade is necessary.
But not every downgrade is wise either.
3. Cost-Cutting Where Customers Rarely Look
This is often the hardest area for buyers to evaluate.
Many structural components become hidden once the building is completed.
For example:
- Steel tube thickness
- Galvanization quality
- Welding quality
- Structural reinforcement
- Floor insulation
- Waterproof details
After the building arrives, very few customers will cut open a wall to verify the steel structure inside.
Very few people will measure every steel tube.
And that’s exactly why these areas become common targets for cost reduction.
The issue is not that thinner steel automatically means a bad building.
The issue is when important structural decisions are never disclosed to the customer in the first place.
Transparency matters.
If a supplier is using 2.5mm steel, they should say so.
If they are using 3.0mm steel, they should say so.
The customer should be able to make an informed decision.
Cheap Isn’t Always Bad. Unknown Is.
We are not arguing that the most expensive building is always the best choice.
Different projects have different budgets.
Some customers genuinely need a basic solution.
Others require a premium product.
Both are perfectly reasonable.
The real risk appears when buyers compare prices without understanding what is actually being compared.
A container house is not a commodity.
Two buildings may look almost identical in photos while being completely different underneath.
Why We Publish Our Prices
At ReachTop, we believe buyers should have enough information to make their own decisions.
That’s why we openly publish our Standard Container House Price List and configuration information.
That’s also why we’ve added pricing tools and cost references throughout our website.
We don’t expect every customer to choose our products.
But we do want customers to understand what they’re buying.
Because in the modular building industry, the cheapest quotation is often not the cheapest building.
The real cost is discovered long after the container arrives.
